The forthcoming application is a proposal for up to 665 mixed residential units (both market and affordable homes); up to 9,290 sqm / 100,000 sqft of mixed employment floorspace [any combination of Class B1a offices, Class B1b research and development, and Class B1c light industrial]; a Neighbourhood Centre [comprising a Class A1 convenience store (up to 400 sqm gross); a Class A3 family restaurant (up to 460 sqm gross) with drive through facility; a Class A4 public house (up to 650 sqm) and up to 1,000 sqm (gross) of mixed commercial floorspace within any combination of Class A1, A2, A3, A4, A5, D1 and/or D2]; structural landscaping and landscaped open spaces in the guise of publicly accessible informal recreational space; formal equipped play spaces; a central ecological buffer zone; drainage / balancing ponds; pedestrian / cycle ‘greenways’; the reconfiguration / realignment of New Trench Road (A518) including a new roundabout junction to provide vehicular access to the north and south; a second vehicular access to the south of New Trench Lane; a new vehicular access onto Richards Road (restricted to bus, pedestrian and cycle use only); and pedestrian / cycle paths to connect to adjacent sites/housing and countryside beyond.

Well contained between Richards Road to the north and Wellington Road to the south, it is proposed that this scheme will lie to the east and adjacent to Telford and Wrekin Council’s proposal which is currently the subject of a planning application awaiting determination.
